Lease Details
All leases at The Courtyards Student Apartments begin on August 21, 2025 and end on July 31, 2026. At this time, The Courtyards Student Apartments does not offer short-term leases.
Your contract is based on a total amount due for the full lease term, which is divided into 12 equal installments for convenience. Your first installment is due August 01, 2025, and your last installment is due July 01, 2026 unless you choose to renew and stay at The Courtyards Student Apartments for another year. Our installments are not pro-rated based on a calendar month..
Rent is due on the 1st of the month and will be considered late if not received by 11:59 PM EST on the 2nd of the month. If the balance is not paid in full by 11:59 PM EST, a Late Fee will automatically be charged to your account.
Although we don’t want to see you go, The Courtyards Student Apartments offers a relet process that allows you to find a replacement resident to take over the remainder of your lease contract. Once the new lessee is fully approved, all necessary documents are signed, and they pick up keys, your agreement will be terminated with an applicable Relet Fee. Rentistry is a convenient and highly effective way to build your credit simply by paying your rent on time. You will be charged 6.95 per month with your monthly charges. Rentistry can improve your credit score and financial wellness throughout your time at The Courtyards. You may also unenroll at any time by visiting this page.
While we do not require Renter’s Insurance, at The Courtyards Student Apartments, you will be auto-enrolled in the General Liability Program unless you provide and meet the requirements for a third-party General Liability Insurance policy. The Liability Program is only 13.95 per month. The liability waiver program is not a Renter’s Insurance policy, and personal property will not be covered. If you choose to provide your own Renter’s Insurance, you must have at least 100,000 in personal liability coverage and upload your Declaration Page to Foxen.com for verification.

Yes! Each living room will be furnished with a couch/love seat, chair, coffee table, end table, entertainment center, and bar stools. Each bedroom will include a full-size mattress and frame, 4 drawer dresser, study desk with 2 drawer filing cabinet, and desk chair. There will be some variations in the couch size.
Leasing Process
The Courtyards Student Apartments will begin leasing for the 2026–2027 school year this fall.
We want the leasing process to be as easy as possible:
- On our website, go to Lease Now and select your favorite floor plan.
- Fill out the application with your personal details. You’ll have the option to add parking, pets, and a guarantor.
- Once completed, your lease will be automatically generated for electronic signature if you qualify.
- If you added a guarantor, they’ll receive a separate email to complete their application and sign the Guarantor Agreement.
- We’ll begin your screening process and reach out with any follow-up questions.
BAM — you’ve signed at the best community in Ann Arbor!
Yes, we require a guarantor to qualify. If you’re unable to provide one who meets our requirements, we offer a Guarantor Waiver Program for 64/month. A guarantor can still be added at any time during your lease.
International students: You can submit your I-20 documentation and a security deposit equal to 1.5 months' rent. This deposit will be returned at move-out, minus any potential move-out charges or unpaid balance. .
Yes, a 50 application fee will be applied.
Nope! Our entire application and lease process can be completed from the comfort of your home — from any device.
Roommate matching is very popular in our community. We take this process seriously, so you can be comfortable in your home. On our application, you will answer our in-depth personality questions so we can best match you with your future roommate and friend, if you don’t already have a roommate in mind.
Parking
Yes, we offer indoor and outdoor parking for a monthly fee. Parking does fill up each year, so request your parking and pricing now to ensure it is secure. Vehicles are not permitted on the property unless they have been assigned parking.
We have a limited number of guest spaces in our garage. Visitor Parking Passes can be requested in person in our office. Guests are not permitted to occupy a street parking spot.
Yes, we will tow vehicles at the owner’s expense if they are illegally parked and no not have authorized and required parking passes.
We do not offer electric vehicle charging stations at this time.
Living At The Courtyards Student Apartments
Rent will be paid through the Resident Portal. We accept e-check, credit/debit card, and MoneyGram. You can set up a one-time payment or monthly recurring payments. There will be a processing fee based on your chosen payment method. You may also provide a check, money order, or cashier’s check to the office.
Our utilities are hassle-free — no setup or deposits required! We use Conservice to manage our utility billing. You will receive a bill each month from Conservice with your usage breakdown. This amount will be applied to your account and paid with your monthly charges.
Along with Recycling bins, we have trash chutes available on each floor. Trash may not be left outside of your apartment door.
You can submit maintenance requests through your Resident Portal. We’ve also partnered with Happy Force, who will reach out right away to help troubleshoot and clarify your request.
Our after-hours team is here to help with true maintenance emergencies, including:
- Water leaks or overflowing tubs/showers/sinks/appliances
- AC outages when it’s above 85°F
- Heater outages when it’s below 55°F
- Apartment lockouts (excluding individual bedrooms)
For after-hours assistance, call 734-994-6007 and Leo will direct you to the appropriate team member. For medical emergencies, fires, or criminal activity, please call 911 before contacting the property.
All our amenities will be open 24/7. We understand that college students are busy during the day, so you can enjoy our fitness center, study rooms, game room, and more whenever your schedule allows! As a courtesy to your neighbors, we just ask that you are mindful of the noise level when using amenities during the evening hours.
Unfortunately, we are not a pet-friendly community. However, we do accommodate emotional support animals and service animals with appropriate documentation.
We want all residents to enjoy their living experience. Please follow all community guidelines in your lease, including:
- Proper use of amenities and common areas
- No smoking anywhere within the community
- Service animals must remain leashed at all times
- No misuse of safety equipment (e.g., fire extinguishers, exit signs)
- Remove your food or trash after common area/game room use

Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a 500 transfer fee applies.
You’ll receive a key fob when you pick up your keys. It provides access to the community common areas and your unit. Just tap it to the reader and wait for the green light.
You can also opt for Bluetooth access via the Blue Sky mobile app. Download the app, enter your phone number, then contact the office to register your device. A virtual key will appear in the app to use just like your fob. Because apps are subject to disruptions in service, we do not suggest you rely solely on the app for building and apartment entry. Always keep your fob on hand.
We offer a 24/7 package locker system through Parcel Pending. There’s a one-time 5 annual fee to register. Delivery drivers will place your package in a locker, and you’ll receive a text with an access code.
If the locker is full or the package doesn’t fit, it will be brought to the Leasing Office. Mail and smaller packages will be delivered to your designated mailbox.

University Resources
Thanks to our location just steps from the University of Michigan's North Campus, there's a bus stop right on Hubbard Street. If your classes are located on Central Campus, that stop is also just a short walk away.
The Courtyards does not provide meal plans for the residents. Each resident has a fully equipped kitchen, allowing them to make some of their favorite dishes anytime. We are also steps away from various dining options such as Taco Bell, Mark’s Mid Town Coney, No Thai, and much more!

Parent/Guarantor
Just like your student, you’ll have access to your own Resident Portal. Sign in using the guarantor email and password set up during the application process. Navigate to "Payments," select "Pay Now," choose or add a payment method, and submit your payment.
You may also set up automatic payments for convenience.
You can pay your rent installments early or in full. If you pay in advance, or a lump sum, please be advised that a credit will sit on the resident’s account and the installments will be deducted each month. You will need to observe the credit balance and pay accordingly. Remember to include any additional monthly fees such as parking, utilities, Foxen, etc.
We know it can be hard leaving your loved one and want to visit them throughout their time at The Courtyards. The Courtyards Student Apartments access is limited to residents with a fob. The fob is required to enter the building, apartment and some common spaces. We are only able to give primary leaseholders a fob to their apartments. This means we will not permit access to Guarantors. Your student will need to accompany all guests and family while on the property.
