Can I bring additional furniture?
Yes! While all of our apartments are fully furnished, you are able to bring limited personal furnishings. However, the original Courtyards furniture must be stored within your apartment.
Can I pay my rent with a credit card?
Absolutely! You can check your balance; pay your rent via our online system with VISA, MasterCard or Discover Card. You can also issue an e-check and submit a maintenance request on line!  There is a convenience fee for this service.
Can I take a tour?
Absolutely! We look forward to showing you, your friends and your family all the amenities that help to call the Courtyards, home! We will showcase our model apartment, stadium seated movie theatre, fireside BBQ grills, our tree lined courtyards and much more...
Can I use my financial aid?
We recommend that you contact a financial aid counselor or visit the website at to remain informed. When you fill out the FAFSA please indicate that you will be living off campus. This will cause the remaining amount, after your tuition is paid, to be sent to you in the form of a reimbursement. If you anticipate your aid will be disbursed to you after The Courtyards deadlines please make additional arrangements to pay your rent installments.
Do I need anything special if I am an international student?
We will ask you to verify your student visa, I-20 and passport. We also require all residents to have a guarantor sign for your lease. In the event you are unable to find a guarantor that resides in the United States and is over the age of 25 and that have a social security number, you be required to pay a Security Deposit equal to 1.5 months of rent.
Does rent include a meal plan?
All of our homes come with a full kitchen. If you are interested in participating in the University meal plan, we suggest you contact the University Food Services Department.
How do our rates compare to on-campus housing rate?
When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities, and community amenities. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.
How are roommates matched?
We have partnered with RoomSync to provide a modern matching platform where residents choose their own roommates. After you complete the leasing process you will be emailed a link to join our RoomSync network. You will then log in to RoomSync using Facebook, create a matching profile, and begin your search to find your new best friend - or roommate for starters. If you already have a roommate in mind, you can confirm your roommate request within RoomSync.
How are rooms assigned?
Residents who already have preferred roommates can confirm their roommate match requests using RoomSync, our roommate matching platform. If they do not already have a roommate, residents will search for and choose their own roommate using RoomSync. Residents will be able to communicate with each other during and after the selection process. In the event that potential roommates discover that they are no longer compatible, they can request a different roommate and we will do our best to accommodate any change request. To provide sufficient time and the greatest opportunity for residents to find the perfect roommate, they should apply and sign a lease as early as possible.
If I am over 21, do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, EdR Management, Inc. will accept a security deposit of one and a half (1.5) month's rent.

If I pay my rent in full do I get a discount?
At this time there is no discount for payment in full.
Is parking available?
Yes. We have both street parking and garage parking that is available to purchase for the term of your lease. These spaces are limited and sold on a first come first served basis by date of signed lease. We also have "Visitor" parking and this is a free 24 hour pass residents can pick up in the office.
What type of leases are available?
We offer full term 12 installment leases.
What types of apartments are available?
We offer fully furnished 1, 2, 3 and 4 bedroom apartments. All apartments come with private bathrooms and in-unit washer/dryer.
How close are you to campus?
Our property is conveniently located adjacent to North Campus and is a quick 10 minute AATA bus ride to Central Campus. The University blue-bus line also picks up & drops off right outside our door! 
What activities do you provide?
The Courtyards staff host a variety of activities throughout the year. They may range from Capture the Flag and Halo tournaments to a cupcake baking contest or a casino night and even a movie and popcorn night. Our Community Assistant's are always open to new ideas, so if there is something you would like to do, just let us know!
What do I need to hook up my computer?
The internet is provided through an Ethernet system. Your computer will need an Ethernet card and a cat5 cable. Most recent computers have built in Ethernet capability. The entire community has wireless internet available.
What is the average rent?
Our rents are based on a 'per person' rate. Each floor plan will have a base rate but may change with the addition of any premiums (i.e.: vaulted ceilings, attached bathroom, parking).
What size is the bed?
We provide full size beds.
What TV channels do you have?
Each room has free direct access to over 90 satellite channels that include a host of sports channels and many in HD format.
What utilities are included in my rent?
Your gas heat, water, sewer, trash and WiFi/Direct TV are paid by The Courtyards. Electricity is paid by the resident(s).
When can I move in?

For the 2016-2017 term, our leases will have a move in date of August 29, 2016.

When do I put down a deposit?
 A Security Deposit equal to 1.5 times the rental amount is due within 10 days of signing that lease.
Where can I apply?
We are open 7 days a week for your convenience. It's as easy as stopping by to speaking with one of our associates. You can also visit our website and click the tab that says "lease online". You can apply and sign your lease from that tab. We will then contact you for any further details.
Will you send me a bill each month for rent?
We do not bill you directly for your individual payments. Rent is due on the 1st of every month and will be considered late by 10am on the 3rd day of the month.
